In the construction stage, the maintenance manager need to know the progress to make sure the construction works is followed as in planned. Before handover to the owner. the planning should be prepare before the building is handover to the new owner, the maintenance manager must know the condition of the building , and the new owner need, from the information, maintenance manager can program the maintenance works for the client need. The change of use to the building. The maintenance manager should have a planned if the building will change to the new function, they must know the relevant of the new function that will be use to the building. The maintenance manager should give advice or inform to the new owner about the impact of the building function to the maintenance. The change of maintenance budget. The change of maintenance budget is not impossible if the client faces the economic problem, the maintenance manager need to plan what should do to use the new budget to the maintenance. Thats mean if the client decides to cut the maintenance budget, the manager should cut down the unimportant works, and only focus on the serious maintenance works. Change of manpower. There have a possibilities that the manpower will decrease, this is because with some reason, such as because of high demand that the workers cannot accept the situation, and resign. The because of the economic problem by the owner, maybe a lot of worker will be reject to cut the operation fees. The maintenance manger should reprogram all the planning, and find the other alternative to face the problem. 2.7 PROBLEM IN MAINTENANCE MANAGEMENT. Maintenance management is very important for the building, a good maintenance management will make the building life span is more, and also can reduce maintenance cost for the building. Any small defects at the building must be identify and must be solve it as soon as possible, because the small defects is like a cancer that slowly will become big defects in the future. Big defect means, big problem, and big problem need big cost to solve. However, why there still have some of the building that have maintenance department, but the defects still occurs? Until sometimes the defects have cause injuries to the people who used the building. There are some general ideas about the problem in maintenance management: The building design. The building design is one of the factors that cause problem in maintenance management. Sometimes, the building designer does not consider about building maintenance during design the building, the design just take serious about building appearance compare to building maintenance. Some maintenance access must have to provide to make maintenance works can be done quickly and safe, beside that to make sure all part of building can be reach, so that any problem to the building can be Identify and solve quickly. Maintenance budget. Budget for maintenance is very important things, with the relevant budget, the maintenance management can manage all the maintenance cost properly. Most of the owner didnt want to spend a lot of budget for maintenance, because for them, the money is more important to use it in their business. Case Study: Decision Making Based on Mission & Vision of Organization Essay

In this case study, Community Medical Center has a strong reputation for quality of medical care. The president of CMC has the difficult position of making a crucial decision that will impact his licensed and unlicensed staff, patients and the community at large. This short essay will address the possible vision and mission of CMC that will guide the president in his decision about the case study of an operating room who may have HIV/AIDS. This paper will also discuss the president’s decision and how he will communicate it to the physicians, employees, and the public. Mission and Vision of Community Medical Center  CMC is a fairly large hospital which offers various services and had more than fifty surgeons on staff. It has a large clinical staff in various departments. The other nearest hospital is located in another city. CMC has a good reputation over the past decades. The president of CMC has a several issues of which he needs to make decisions on. The chief of surgery and about fifty other surgeons are threatening to leave along with their patients, to a rival hospital in another city, if the OR nurse is not relieved of his duties. If this happens revenue will be impacted along with lay-offs and services; the effects could be millions of dollars. The president will definitely need to communicate with not only the surgeons but also the governing board (i. e. board of directors), human resources, chief financial officer, and public affairs. The president will need to remind and commend his staff of the fact that CMC has a strong reputation for quality of medical care, a large staff of surgeons, clinical departments, and a governing board during the past decades. He will need to remind his staff on some core values such being respectful by communicating authentically, trusting each other, and honor the efforts of all team members. He should also remind them of being ethical by demonstrating integrity and loyalty with the highest regard for confidentiality (CMC, 2011). President’s Dilemma He definitely does not want to lose the chief of surgery and the majority of his surgeons. The president surely does not want a federal suit on his hands, at the suggestion of the OR nurse’s attorney. He also needs to address the issue of confidentiality and the â€Å"leak† from within the organization. There is also the issue of the media and the wording of his press release. President’s Decision Firstly, the President of CMC will have to confirm if the OR nurse in fact has HIV/AIDS. Then it would be best for him to meet and communicate with the governing board, human resources and public affairs to see what the procedures and protocols along with the core values of the organization are (willful choice models). This should reveal whether the surgeons can leave with or without repercussions (i. e. violations of contract). An article in Today’s Hospitalist states that physicians very rarely follow through with their threats to quit. Furthermore, that these threats just creates problems (Doyle, 2011). The P&P’s should also reveal the steps to be taken in labor dispute issues, and media concerns. This will aid the president on how to handle the OR nurse’s impending suit. If he isn’t aware of the Americans with Disabilities Act (ADA), he may want to review this or ask his human resource department about it. He should also use ADA information such as the fact the HIV/AIDS can only be transmitted through sexual contact with an infected individual, exposure to infected blood, or blood products. At this point, the president can relay to his staff the importance of confidentiality, and respect, and accountability. He will probably need to enlist the help of his public affairs, or media and advertising departments with the issue of the â€Å"leak†. The reality-based or garbage can models will help the president in finding logic and order in the midst of decision-making chaos. There is ambiguity, uncertainty, and preferences of those involved. Therefore the president will need to be able to provide knowledge on HIV/AIDs to his staff, answers their questions about HIV/AIDS based on available information/data. He must be able to communicate this to his staff thoroughly and convincingly. The triangulation method is a more thorough and would probably be the best route for the president of CMC. This would be a combination of the quantitative and qualitative approaches. Here, small groups of people can present or suggest possible solutions which can be analyzed quantitatively. The president can then draw from this information and makes his decision. It is good practice for resolving (resolutions in reality-based models) resolutions.

Argumentative Thoreau Essay

Jessica Taylor 13, February 2012 AP English Mrs. Mercer Self-Sufficiency and Individualism Can Harm a Community Henry David Thoreau goes to the woods to live away from duties and to live a life of leisure. He moves far away from any method of communication, such as the post office. He wishes to live independently and self-sufficiently. The quote â€Å"I went to the woods because I wished to live deliberately, to front only the essential facts of life†¦and not, when I came to die, discover that I had not lived. † He summarizes his reasons for living in the woods in this quote.Thoreau wants to live deliberately; to choose his own course and have no one else influence his life. He doesn’t want to get old and look back and realize that there are things in life that he wanted to do, that he has never done. If everyone in a community lived by the virtues of individualism and self-sufficiency, then there would be no community. In a community, everyone contributes somethin g. Individuals in a community work together, in order to solve problems and issues facing the community. Such as, if there has been a terrible natural disaster, communities work together to repair the damage.If the damage is more extensive in some areas than others, then the individuals of that community can work harder to restore it. If everyone in a community lived by the virtues of individualism and self-sufficiency, then in times of crisis or suffering, there would be no sense of community where people helped one another. Also if a community lived by these virtues, then there would be no trust. In order to gain or build trust, there has to be some sort of connection between individuals. In Thoreau’s self-sufficient world, there was no communication.If a person held the virtue of self-sufficiency, this may make other individuals feel offended. People would feel offended because today’s world is all about communication. If an individual blocked out other people and d id not allow them to help him/her, then this might make the other individual feel as if they were not beneficial. Instead of being a community, it would be more of a rivalry between individuals. There would be no trust or companionship. In times when individuals would need each other’s help; there would be no sense of alliance.Everyone would be against one another, because everyone would feel as if each other were untrustworthy. In the United States, we are one giant community; there are many communities within the major one. In times of war or battle, we stand together. Above all, the citizens in the U. S are able to come together to fight the battles when needed. If every citizen in the U. S lived by the virtues of self-sufficiency and individualism then there would be no U. S. in times of war; there would be no army. In an army you must work together to find the best solution to the problem, there has to be teamwork and trust.In a self-sufficient world, everyone would want to do things in their own way, and in return this would cause chaos. A community is a beneficial factor, without it we have nothing. Yes, being self-sufficient can be a helpful virtue, but in the condition of the community it is one virtue that can destroy the community. If there was no sense of an alliance, there would be no way to survive a natural disaster or fatal event. A community can strive and recover from a setback, whereas, if an individual was self-sufficient, then this would be much more difficult.
